Stock House Plans and Custom Home Architects

Cost, timelines, and results are the major factors to balance as you determine the right house plan. First, do some homework. Think carefully about your building needs and goals. What size house do you need? What features do you want in your new home? How much is your construction budget? How will you finance your new home construction? Will the house design fit on the building lot and conform to the other homes in the area? In the end you will have to spend some money to come up with the right plan for your new home project.

There are four main ways to develop house plans for residential construction.
1. You can buy a Stock House Plan.
2. You can find a local Architect.
3. You can find a local Drafting Technician.
4. You can modify an existing plan.


The Kitchen Design Process - With COBSSupply and Darla Kennedy CKD

Concept –
From the house plan, preliminary design and function issues are addressed. A budget is established and cabinet vendors are recommended based on owner needs and wants.
The customer begins selections of cabinet door style and color, countertops and fixtures.
Design and Layout –
Working from dried-in stud wall dimensions, the cabinet design and layouts are generated for your review. Revisions to the design are based on the customers feed back and digital photos of the job site. Labor bids for the installation of the cabinets can be quoted at this time.
Verify Dimensions –
Prior to placing the cabinet order the dimensions need to be verified by the customer. It recommended that the cabinet installer will visit the job site, confirm the dimensions and review the plan for accuracy and fit of cabinets. From the final cabinet layout, electrical and plumbing can be located.
Place Order –
The final quote for the cabinets is faxed to you and your project manager at COBSSupply. Once the construction loan draw request is approved, the purchase order is sent over and the special order for the cabinets is generated. No changes can be made once the cabinet order is placed. Countertops should also be ordered at this time, as this will put your project in the scheduling timeline for the countertop vendor.
Receive product –
Special order cabinets ship directly to the job site and typically take 4 to 6 weeks from date of purchase. Delivery should be to a secured area, sheltered from the weather. Inspection of the cabinets by the homeowner or the installer needs take place within 24 to 48 hours from delivery. Damaged or mis-shipped product is reordered directly from the vendor and redelivered to the job site.
Installation of cabinets and countertop template –
Detailed installation drawings, floor plans, elevations and itemized cabinet listings are provided to you or the installer to reference for the installation. Once the base cabinets are set the template for countertops is done. Sinks, faucets and appliances need to be on the job site at this time.
Completion –
Installation of the countertop typically is one to two weeks from template date. Finishing details, flooring and appliance installation can be completed after the countertop installation.
