Kitchen Design Utilizing the Skills of Our

Building a new home entails even more decision making than a remodel. Unlike buying a car, which is basically complete after you have chosen the make and model, your remodeling project will be more of an evolution than an event – this certainly applies to the design of your future kitchen.

The whole process can become quite overwhelming. That is where working with an NKBA Certified Kitchen Designer can help ease the stress and anxiety that usually accompanies these projects.

Custom cabinetry projects get more involved because of the number of different products (cabinets, appliances, floor and wall coverings, lighting and plumbing fixtures, counters, etc.) as well as the number of options and color choices within each product category.

So where do you start? First, gather information about what styles and products you like. Use kitchen and bath magazines as well as decorating and remodeling magazines to find pictures of what you like (as well as what you do not like). You can use these pictures to help you and your designer create the project you envision.

Planning - six to eight months before you are ready to start the installation of your project, you will want to begin the selection process. It is important to establish a budget so that your designer can help steer you towards products that will allow you to stay within it. Just like houses, custom cabinetry projects come in all shapes, sizes, and prices, so it's important to know approximately how much you want to invest before you start.

My advice for a successful project is to work with professionals. Be patient. Take deep breaths. Understand that the process can be much like a rollercoaster. However, in the end, you’ll have a beautiful project that fits your needs, style, and budget.

While cabinetry is usually the largest single cost in most projects, the additional elements can cause the package price to vary dramatically. Were you to select free standing appliances, vinyl floors, and laminate counters, you might range from $8,000 to $12,000 in additional costs.

However, using top of the line, built-in appliances, wood, cork, or tile flooring, and solid surface or granite counters, that number could reach $22,000 to $28,000 or higher. It is impossible to give "ball park" estimates on installation because so many variables and unknowns are involved (plumbing, electrical, heating/cooling, ventilation, structural changes, etc.). What Are Title 24 Energy Calculations?

Title 24 is an energy efficiency state building code standard for California, covering: building envelope and components, mechanical systems, lighting systems, and water heating.

Many other states have Energy Efficiency Compliance regulations as well. Be sure to check with your local Building Department for guidelines and restrictions.

When do I need to show Title 24 compliance?

Title 24 compliance documentation needs to be submitted to the building department, prior to the issuance of building permits, when building either a new home or adding an addition to an existing home.

What do I need to provide to have a Title 24 compliance report completed?

You need to supply a complete set of plans for your new home or addition. It is best to provide a set of plans that you do not expect to get back. The plans should include:

  • Square footage of the building.
  • Window/door sizes and locations.
  • Type of heating and air conditioning systems.
  • Size and type of hot water heater.
  • Which direction the front door faces in relationship to true north.
  • Contact information.
  • Address of the new, existing residence or non-residential property.
  • Number of Title 24 report copies needed.

When is the best time to submit my drawings for Title 24 analysis?

The best time to submit your plans is when you have made all of the decisions about your building project. It is best to decide how you intend to heat your home, whether it is forced air or radiant floor, as well as whether you will have air conditioning or not.
